Mandatory installation of gas detectors for tourist rental properties

With the conversion into law of the Advance Decree last December 17, 2023, new obligations have come into force for owners of real estate units intended for short-term rentals or tourist purposes.

Within Art. 13, the document introduces the mandatory installation of detection devices for carbon monoxide (CO) and combustible gases (LPG or methane) and portable fire extinguishers to be placed in clearly visible and easily accessible spaces. The objective of the law is to regulate the tourist rental business in terms of safety and to raise awareness among owners and tourists regarding the potential risks associated with the lack of these devices. Penalties for non-compliance are significant: they can reach up to €5,000.

Gas detectors and fire extinguishers thus become part of a broader framework concerning the safety requirements that these properties must meet according to current state or regional regulations.
